The drawing below shows the unit count for the various types of units to be built in
the development.  While the number of each type of unit may vary somewhat, the
total number will not exceed 160 units.  
The renderings below show the front and rear views on one of the condominium
buildings to be built on Linden Terrace.  
The drawing below shows the final site plan for the proposed development.  The plan features two four-story condominium
buildings on the north and south sides of Linden Terrace, stacked town-houses on Burke Avenue and the new north/south road
off of Burke.  The remainder of the homes will be traditional townhouses, duplexes and single-family homes on Linden, Willow
and the new north/south road.  
A new development is planned for 9.2 acres of property on the western edge of Towson Manor Village.  Once the site of
thirty-five large single family and duplex homes on Burke Avenue, Linden Terrace and Willow Avenue between York Road and Maryland
Avenue, the properties had been acquired over the years by a small group of investors who converted the homes into multiple units that
were rented primarily to college students.  The properties were poorly maintained and often cited for code violations.  

In the summer of 2003, after being approached by the property owners requesting a change in zoning to allow for high density
commercial uses,
Councilman Vince Gardina requested a reduction in zoning from 16 to 5.5 units per unit acre during the County's
quadrennial Comprehensive Zoning Map Process.  In September 2003, the property owners sold their collective units to Bob Ward
Companies, who proposed a condominium development of more than 300 units, or more than 30 units per acre.  The vast majority of
TMV residents opposed a project of this density and the community association, joined by neighboring communities and the
Greater
Towson Council of Community Associations, fought for the zoning reduction.

The County Council approved the zoning change in September 2004 but directed the Planning Board to develop a community plan for
this site and the immediate surrounding area.  An advisory committee made up of community residents, the developer, and business
representatives began work on the plan in November 2004.  Numerous community meetings were held through May 2005 when the
committee, unable to reach an agreement with the developer on an acceptable number of units, voted to maintain the zoning of 5.5 units
per acre on the site.  In the fall of 2005 the developer put the properties on the market and, in the spring of 2006,
Bozzuto Homes entered
into a contract to purchase the properties.  

Representatives of
Bozzuto Homes and the TMV community plan advisory committee began meeting to discuss possible development
plans.  A "charrette" planning process, conducted by a professional land planning firm and including architects, landscape architects,
traffic engineers and other professionals, was held in April 2006.  A final plan was agreed upon and a covenant agreement was signed
by all parties in October 2006.  The drawings below show elements of the proposed development.

The artist's rendering below shows "the green" at the intersection of Linden Terrace and a new road to run from Burke Avenue to
Towsontown Boulevard that will mark the center of the new development.  The "green" provides a traffic-calming effect.  This view,
looking north from the Burke Avenue entrance to the green, shows one of two condominium buildings on the left, "stacked" townhouses
in the center, and traditional townhouses on the right.
